1800s Modern Barn Conversion in Ann Arbor

Ann Arbor Barn Conversion: A Vision Realized
In 2023, we discovered a hidden gem in Ann Arbor—an 1800s-era barn with rich historical character and untapped potential. Despite skepticism from several architects, engineers, and general contractors we consulted, we saw an opportunity to preserve history while delivering cutting-edge design. After months of navigating zoning approvals, site planning, and pre-construction meetings, we officially acquired the property in February 2024.

From the outset, this was no ordinary renovation. The barn, which was originally held together with steel chains to maintain structural integrity, demanded a thoughtful and extensive restoration. We embarked on an 18-month journey to transform the space into two luxury residences that harmonize modern elegance with the building's original craftsmanship.

Design & Construction Excellence
Our team reinforced the original foundation and replaced deteriorated structural elements, all while preserving as much of the original shell and timber frame as possible. The result is a sophisticated blend of old and new: dramatic open-concept interiors wrapped in zinc cladding with warm cedar accents, and a meticulously restored historic silhouette that still anchors the site in its agricultural roots.

Every decision was guided by sustainability and energy efficiency. The property now operates fully on electric power—no gas lines were installed. We implemented new HRV (Heat Recovery Ventilation) systems in both units, and directional boring was used to install modern utilities connecting to Pittsfield Township’s infrastructure via the Ann Arbor Airport corridor.

SFR Investment by the Big House

After relocating back to Ann Arbor from California, we purchased this property and undertook a comprehensive renovation that included a full kitchen remodel, new flooring throughout, and a finished basement with a newly added office. The project turned out to be a tremendous success and marked our initial entry into the Ann Arbor real estate market. Grace led the design and staging for the sale, resulting in our first highly successful real estate outcome in the area. This project established the foundational design style that Grace continues to use in staging and designing both our properties and those of clients—demonstrating that great design can be achieved on a thoughtful budget.

The Historic Farmhouse & Golf Bungalow

This project involved the redevelopment of a historic farmhouse on Ellsworth Road in Ann Arbor, previously used as office space. The farmhouse was converted into two residential units along with the addition of a Golf Simulator Bungalow designed for recreation. All-new utilities were installed, and nearly every aspect of the interior was gutted—while thoughtfully preserving the home’s historic brick charm and original hardwood floors.

The property now offers exceptional flexibility. It can be booked as a nightly rental for large groups during football season or configured into two fully independent long-term rental units by locking the “fire door” that separates the upper and lower levels. Each unit includes a fully equipped kitchen, allowing for complete functionality as standalone apartments.

The detached bungalow features a “Murphy Golf Simulator,” which folds neatly into a luxury cabinet, enabling the space to double as a high-end office or workspace. Despite being completed on a lean budget, the project demonstrates—once again—that thoughtful design and utility can be achieved affordably without compromising style or performance.
